1. How do I pay rent?

Rent rates are set in the lease, as well as the due date and how the rent will be processed by the landlord. As soon as you sign the lease, you’ve legally agreed to the terms, so be sure you fully understand the document before you sign.

2. Mode of Payment:

Payment is through Bank Transfer. Based on the agreement we had with the owners of the apartments we manage, all payments go directly to property owner's account

3. Deposit:

A month rental fee and a refundable security deposit  are required as at the time of reservation

4. Booking Confirmation

Interested renter must sign our rental agreement and have the required deposit paid to confirm booking with us. Once the signed copy of the rental agreement and proof of deposit is received, a booking receipt would be issued to confirm the booking

5. Cancellation:

Cancellations require a minimum fee of 20% of the total cost of the first month, to cover processing fees. Cancellations made less than one month before your scheduled arrival date will be refunded 50% and cancellations made less than one week in advance are not refundable. Refunds will be made through bank transfer within three business days. Refunds will be made through bank transfer within three business days

6. Collection of Keys:

The keys to the apartment will be released at the point of entering the apartment in exchange for booking receipt

7. Change of Reservation:

If Renter requests a change to the lease altering the date(s) of the commencement and/or termination of the lease or a change in the premises being rented hereunder, such change will be subject to a non-refundable rescheduling fee of $150. All changes must be at least 7 days prior to the commencement of the Rental Period, and are subject to availability. Owner may, at its discretion, approve a change of lease requested less than 7 days prior to the commencement of the Rental Period, however, an administration fee of $150 will apply.

8. How Do I Tour an Apartment?

Since the beginning of covid-19 pandemic, we have adopted self-tour as a means of showing our properties. You will be given an access code to unlock the smartlock or lock box installed at the apartment to gain access to the apartment

In order to get the access code from us, a valid ID is required for verification purposes. Initially, we do send the code after receiving an ID from a potential renter but some of them happen to cause some damages during inspection. And to reduce that, we now request a refundable deposit of $945 before the access code is given.

The deposit will be refunded immediately we confirm no damages caused during the inspection
